Full Planning Permission has been granted for the change of use of a vacant Public House and associated residential units into 9 flats: 1 studio flat, 6 one bedroom flats and 2 two bedroom flats. The total refurbishment of the building also includes a roof extension towards the rear of the property and conversion of the basement store into part residential accommodation and part storage facility.

Located to the South of Lynton Road and within the Thorburn Square Conservation Area No. 33, the building is considered to be a Historical Asset, making a Positive Contribution to the Conservation Area. For this reason the front elevation towards Lynton Road and side elevation towards Welsford Street, both 3 stories high, with a plain parapet, stucco pub front with pilasters, fascia and cornice, stock brick upper floors with stucco 2nd floor band and stucco window dressings, will be retained and refurbished to their former glory.

The existing built form allows for little external landscaping with the exception of the existing hard landscaped and undefined forecourt. Here it is proposed to replace the existing hard standing with new pavers which are to be level with the pavement and timber clad planters provide space for plants without obscuring the rich decorative facades of the former public house.

There is no proposed car-parking provision as part of the scheme and the area is outside a Controlled Parking Zone. Public transport options are in close proximity and most amenities are within walking distance. Provision for secure cycle parking has been made in the entrance lobby.
